Here are the latest numbers for our hyperlocal real estate market.
Today we have a hyperlocal market update for the areas of central Contra Costa County and southern Solano County. Let’s start with a couple of areas in Solano County:
In the city of Benicia, we saw home prices increase by about 4% to $736,000. The average list-to-sale price ratio is right at 100%. The total number of sales decreased by 13% from 2019 to 2020. This is a trend that we’ve seen in much of the Bay Area. It makes sense when you realize that our supply has been dwindling as demand has stayed strong.
In Vallejo, home prices were up 9% to $480,000. The number of sales was down 19% from last year as well.
By contrast, areas in central Contra Costa County have seen something a little different. Homes in Walnut Creek and Pleasant Hill were up 4.5% to $1.1 million while the number of home sales was actually up by 16% from last year.

In Concord and Martinez, home prices are up about 10% to an average of $700,010, and home sales are up 4% from 2019.
