Preparing your home for sale takes great care. Today I’m going over the things you should avoid when preparing your house for sale that save money and maximize your sale price:
1. Don’t go overboard with changes. It’s very important to have great curb appeal, but you can get that with minimal staging. Instead of spending a whole bunch of money on plants, add new mulch that compliments the color of the house and trees. That is going to cost a lot less than changing the entire lawn.

2. Don’t go overboard with flooring. It’s not necessary to install the nicest hardwood or carpets. Carpets can be replaced easily without much of an investment, and oftentimes you don’t even need to replace the pad underneath. When you’re getting ready for sale, carpet and flooring should look good, but it doesn’t have to be the best quality to have a great impact.
3. Don’t neglect paint. With the house in the video above, the seller decided to paint the entire home, and it really lifted the look of the house to something more modern. If you hire the right professionals, you’re going to get a very good result.
4. Don’t forget to concentrate on big-ticket items. A nice granite countertop can make a huge difference, but brand-new cabinets don’t as much. Focus on those big items rather than the more insignificant ones.
